PAYMENT PLAN:

• 2000 EUR reservation deposit
• 90% on signing the preliminary contract with the developer
• 10% on transfer of property in front of a Notary public and title deed issue.

Individual payment plans can be arranged with the developer according to the client’s personal financial state and the current construction stage.

PAYMENT TERMS:

1. The preliminary agreement is signed directly with the developer.
2. The property transfer is concluded in front of a State representative called Notary and the buyer received an ownership certificate Title Deed pointing him as the sole owner of the property.
3. The buyer pays the property transfer costs including: a notary fee, a property registration fee, a fee for issue of a deed copy, solicitor’s fee, stamp duty (app. 5% from the price in the title deed).
4. Every owner of property in Bulgaria pays an annual real estate tax and local communal tax the amount of which depends on the size of the property.

PROPERTY MANAGEMENT AND MAINTENANCE:

“Bulgaria Property Services” has offices in Varna and Bourgas which cover the whole Black Sea Coast. All our clients interested in acquiring an apartment for rental in the coastal resorts, should take into account that:

1. The high season is from 1 June till 30 September and most probably the apartment will stay vacant during the rest of the year. However, this does not apply to apartments in the big towns, although rent is much cheaper during off season, particularly in the winter months.
2. The rent is differnet for brief and longer tenancy, and so are utility bills. With longer tenancy, they are paid by the tenant, whereas with brief tenancy they are paid by the owner and should be pre-calculated in the value of the rent.
3. The apartment must be fully furnished with everything necessary for the comfortable stay of the guests to meet their expectations of what they have paid for.
4. If your apartment has been just finished or for some other reason, it does not meet the necessary conditions for rental, “Bulgaria Property Services” can bring it to the respective standards by order of the owner and eventually we can engage with its management.
5. Usually tenants of such properties are foreign tourists on holiday in Bulgaria or local people and companies working in the holiday complexes during the summer season and renting apartments in decent condition for their personnel.
